Professional Settlements of PA LLC is comprised of three Licensed Title Agents with over 65 years’ experience combined. Professional Settlements of PA LLC is licensed to hold settlements and provide title insurance for all types of real estate transactions in Pennsylvania; including residential homes, rental units, commercial properties, farms/ agricultural properties, and vacant land. We provide title insurance in all 67 counties in Pennsylvania. Our knowledge and strong underwriter support allow us to provide seamless settlements for our clients. We provide settlements at your convenience. We offer in office and off-site settlement services.
An Overview of Title Insurance
Title Insurance was created to protect the interests of homebuyers, sellers, investors, and lenders involved in real estate transactions. Title Insurance protects parties against losses and risks that are undiscoverable from public records, including forgery, fraud, hidden hazards, and human errors. Title Insurance is unique in that it protects future losses arising from past events.
There are two main types of title insurance: an Owner’s Title Insurance Policy and a Lender’s Title Insurance Policy. An Owner’s Policy protects the property owner from covered title defects that existed at the time of the issuance of an Owner’s Policy. On the other hand, a Lenders Title Insurance Policy insures the financial institution with a valid enforceable lien on the property of any covered defects as the time of the issuance of the Lender’s Policy. A Lender’s Policy does not protect the owner of the real estate in any way.
